Serotiny Technical Observations Can Include

  • Review of available construction documents to support site observations and reporting.

  • Targeted Plan-to-Field verification (enhanced scope)—structured comparison of built conditions to intended design across selected systems and assemblies. When included, this may involve focused review of:

    • Floor plan layout and room configuration alignment

    • Door and window placement, type, and function

    • Lighting and electrical layout consistency

    • Plumbing fixture rough-in positioning and spacing

    • HVAC register and return locations

    • Structural element placement (general verification)

    • Blocking and backing where identified in plans

  • Scheduled field observations aligned with construction progress, covering accessible interior and exterior work across all trades. Excludes limited-access areas such as crawl spaces and roof walking until safe or permitted.

Phases of Construction Observations

  • The Final Rough Observation – Pre-Drywall
    The most critical moment to document and evaluate the project before conditions are concealed.
    This phase captures structural, plumbing, electrical, and HVAC systems after approval and before enclosure—providing a complete record of what will no longer be visible.

  • The Substantial Completion Observation
    Conducted near project completion, when the home is declared substantially complete and final payment is approaching.
    This phase focuses on fit, finish, and workmanship—covering a significant portion of the project not reviewed by municipal inspections, and establishing a clear record for correction requests and warranty reference.


 

Other phases and Observations

  • Foundation Pre-Pour Observation
    Review of forms and reinforcement prior to concrete placement.

  • Waterproofing and Flashing Observations
    Targeted reviews of critical moisture-control systems, from foundations and wall assemblies to roof and flashing details.

  • Progress or General Observations
    Focused site visits documenting overall conditions, active trades, workmanship, and percentage of completion.

  • Emergency Site Observations
    Rapid-response documentation for urgent conditions requiring clear, time-sensitive reporting.

  • Draw Observations
    Concise reporting aligned with lender or financial institution requirements, documenting progress and scope completion.

The Lone "Inspection"- 11 Month Warranty Inspection

  • Crucial 11 month full home detail inspection; any and all items covered by standard CA SB 800 and any additional builder warranties your contract offered. An extremely important report for all new build owners to have performed. Made especially credible when combined and supported by previous Serotiny Rebuild Consulting Observations. All historical reports act as foundational reference material, tracking previous concerns, repairs, then a full status review at 11 months.  Once again, a credential backed report of Serotiny’s caliber is not one lightly dismissed.

360º LiDAR Reality Capture

A high-resolution, fully navigable 360° record of your project—captured before conditions are concealed.
 

360° LiDAR-based documentation may include:

  • 3D virtual tour with full interior navigation

  • Color-coded floor plans with room layout identification

  • Embedded measurement tools and basic spatial data outputs

  • Downloadable files and Floorplanner export for offline use. No subscription required.

  • ANSI Z765 / RMS-compliant 2D square footage calculations

  • One-year hosting of the digital model (subject to platform terms)

Data is delivered in two formats: a digital working file and a secured “Vault Copy” stored on physical media with a signed Declaration of Authenticity.

Digital documentation provides a point-in-time visual record of conditions during construction. Visibility may be limited by access, lighting, or site conditions. This service supports documentation and reference—it is not a code inspection or defect evaluation.
